**Listings are guides.** Floor area, year of build, and condition are our best understanding at the time of writing. Always confirm directly with the seller and have your own survey done before exchange. **Viewings.** Arranged directly with the owner unless we say otherwise. We're not a chain estate agent - we don't gatekeep access. **Pricing.** Asking prices are not offers. Listed in JPY; mortgage budgeting in another currency is your own risk. **Withdrawn listings.** Properties come off the list when they sell or when the owner asks us to remove them. We try to update within the week.
